THUNDER BAY – BUSINESS – The former Dawson Court and Grandview Lodge Homes for the Aged will be marketed for sale through a Request for Proposal process.

“The locations of both of these sites are very desirable,” said Joel DePeuter, Manager – Realty Services. “The Grandview Lodge Site is well situated in a residential area and connected to the Friendship Gardens and Chapples Park. The Dawson Court Site is near Boulevard Lake and has spectacular views of the Sleeping Giant and Lake Superior.”

The Facilities are in good structural condition and reasonable operating condition, but will require some updates. Fair market value appraisals for each property are being finalized with values anticipated to be in the $1 million range.

“Both of these sites have a lot of potential,” DePeuter added. “Possible reuses of the buildings could be the continuation as a care home by another party. With amendments to the Official Plan and Zoning By-law, a multiple-residential or commercial use could be an option. Demolition and redevelopment is also a possibility, as each site is large enough to support considerable development.”

On Feb. 22, Council declared the properties surplus to the City’s requirements and directed that they be marketed for sale through a Request for Proposal. The Request for Proposal is intended to be advertised by the end of March.
