Amendments Made to Private Development Agreement for Marina

THUNDER BAY – In a report to City Council made in closed session Monday night, amendments were approved for the Private Development Agreement at Prince Arthur’s Landing.

The amendments include finalizing the design and materials for the condos, finalizing property limits, and integrating site plans for the Developer’s works and the City’s works in terms of grading, access and building massing.

Council also approved a reduction in the area of land to be sold (from 2.65 acres to 2.2 acres), which will increase the public open space in front of the development.

“This change means that with the 9000 square metres of land that was added by lake in-fill, there is now a net increase in public open space,” said Katherine Dugmore, Waterfront Project Manager.

Other amendments include a reduction in the total number of underground parking spaces required to 184 in keeping with the smaller footprint of land sold.  There will be 696 parking spaces planned for the park, with 224 (including the 184 underground spaces and 35 surface spaces) dedicated to the hotel and condominium development.

A four-star hotel will also be developed, and in keeping with a hotel of that quality, the water park proposal has been amended to a spa, mineral baths and pool. It is also expected to contain a fitness area, meeting space, ballroom and a restaurant.
